In the heart of the Hyllie district of Malmö (Sweden), a 12-story residential project is being built that will house 65 apartments. This project, scheduled for completion in early 2026, emphasizes sustainability with renewable bio-sourced materials: straw for insulation, basalt for the foundations, but above all wood for the load-bearing structure with CLT also used for the building's wind bracing with the elevator shaft.
The constructive choices of the project
CLT was chosen because it is probably the lowest carbon impact product in the world capable of supporting such a tall construction.
In fact, it makes it possible to reconcile two major challenges: the decarbonization of construction thanks to negative CO2 emissions and the technical performance necessary to take up the constraints exerted (bending, bracing) on the structure of a building of more than 10 floors, while ensuring its rigidity (due to its cross-laminated construction).
Another reason for choosing CLT for this project? Its speed of implementation: in Malmö, it took less than five months to lift the structure of this multi-story building located in a dense urban area. How? A dry solution (which requires no drying time), prefabricated (anticipated project fit, easier installation) and lighter (therefore easier to handle in constrained areas). A true ally of medium- and high-rise timber construction, CLT guarantees the stability and performance required for a 12-story building.
The use of CLT in this project
In total, 1814 m3 of CLT were implemented for the structure including the central core (intended as an elevator shaft): 3-ply, 5-ply and 7-ply panels were implemented to meet the different functions and constraints. Thanks to an “Excellent” surface quality, the Hasslacher CLT can be left exposed. This was done wherever possible, in compliance with fire regulations. The CLT therefore contributes to improving the living environment by helping to create a pleasant atmosphere and an environment beneficial to the well-being of the occupants*. Fully compliant with regulatory constraints, this structure is sized according to the Eurocodes to meet a REI60 requirement.
